Where is Anvita Ivana project located?

Anvita Ivana sits right beside Exit-2 of Hyderabad’s Outer Ring Road (ORR) in the fast-growing Kollur micro-market, West Hyderabad. Fronting the 30 m-wide ORR service road, the gated community’s entrance is less than a 10-minute drive from the Financial District and 25 minutes (signal-free) from Rajiv Gandhi International Airport.

Is the project RERA-approved?

Yes. RERA registration number P01100005579 covers both phases.

What is the current construction status?

  • Phase 1 (Towers A & B, G+15) – super-structure completed, masonry in progress.
  • Phase 2 (Towers C–F, G+36) – raft & podium slabs under execution.

How much is the booking amount and payment schedule?

₹2 lakh blocks a unit for 15 days. Upon agreement signing you pay 10% (minus booking); the balance follows the 30-40-20-10 CLP or the 10-90 subvention plan tri-party-signed with SBI, HDFC, ICICI, Axis, PNB or BoB.

Are bank loans available?

All leading PSU and private lenders have approved the project; ​sanction letters are in place with SBI, HDFC, ICICI, Axis, PNB, BoB and LIC HFL.

What unit sizes are on offer?

  • 2 BHK: 1,260–1,500 sq ft
  • 3 BHK: 1,650–2,770 sq ft
  • 4 BHK Sky/Cloud Villas (duplex): 2,900–5,090 sq ft

Can interiors be customised?

Structural changes are not allowed, but the developer permits:

  • Choice of two tile palettes (Ivory or Dove-Grey).
  • Electrical point shifts before plastering.
  • Drywall conversion of the study in 3.5 BHK formats on request.

How many clubhouses and what facilities?

Two clubhouses totalling ≈100,000 sq ft host banquet hall, squash, badminton, VR gaming, gym, spa, coworking, library, guest suites and a café. Outdoors offer a 30 × 100 ft lap pool, kids’ pool, 12+ sports courts, pet park and a 1.24 lakh sq ft rooftop skywalk with barbecue decks and urban farm.

Will residents have access to the upcoming solar-roof cycle track?

Yes. A residents-only gate connects the compound wall to the 23 km ORR cycle/jogging corridor that passes 200 m from the main entrance.

What are the maintenance charges?

Estimated ₹4.0–4.5 /sq ft/month at hand-over, billed by the RWAs under a corpus-fund model; five years of IFMS cover initial capital items.

Is there 100 % power back-up?

Diesel generators provide full back-up for lifts, common areas and inside every apartment (6 kVA for 2 BHK, 8 kVA for 3 BHK, 10 kVA for villas).

How is water managed?

Dual source: HMWS&SB municipal line plus onsite bore-wells; water softening plant, 2-stage RO for drinking kiosks, and treated STP water reused for flushing and landscape. Rain-water pits recharge the aquifer.

Are EV charging points included?

One 7 kW Type-2 socket per parking slot; additional fast-chargers (30 kW) in each basement core.

Any litigation on the land?

Title due diligence by JLL and Axis Trustee confirms the land is free-hold and mortgage-free with 7/12 extracts, HMDA approval and RERA compliance.

Are pets allowed?

Absolutely—designated pet park and grooming station form part of Phase 1 landscape.

Is there a demo flat?

A fully furnished 3 BHK (1,950 sq ft) mock-up is operational at the onsite sales lounge facing the ORR service road.
